Sometimes selling a home isn’t simply about putting it on the market. It’s about having the right strategy, presentation, pricing, exposure, communication, and negotiation working together at the right time. This sale is a great example of what can happen when all those pieces come together.

A Second Chance at Selling

The homeowners had purchased this beautiful, nearly new home only a few years earlier. Built in 2023, it offered something difficult to find in the area: newer construction, generous living space, modern finishes, and several improvements the owners had added themselves, including a fenced backyard, patio, and gazebo that created a wonderful outdoor space.

When the time came for their next chapter, they initially listed the property with another agent in the fall of 2025. Unfortunately, the first attempt didn’t produce the result they were hoping for. The home remained on the market for roughly two months, including a price reduction, but ultimately did not sell.

After taking it off the market, the owners understandably became more cautious about trying again.

Then came a referral.

A past contact of ours had been impressed by the guidance and information we had provided her and recommended that the homeowners speak with us. That introduction gave us an opportunity to sit down with them, listen to what had happened, understand what they wanted to accomplish, and explain how we would approach the sale differently.

We Started With a Plan — Not Just a Price

We arrived at our first meeting prepared with a detailed market analysis, marketing presentation, proposed plan of action, and the paperwork necessary to move forward if they felt comfortable doing so. There was no pressure to make an immediate decision. However, after their previous experience, they wanted some time to think about everything — and we completely understood. But the following morning, they came to our office ready to move forward.

Now the work began.

One of our first priorities was presentation. We arranged professional photography and enhanced online marketing designed to showcase the property at its best and help it stand out when buyers encountered it online.

Then came one of the most important decisions of all: pricing.

This wasn’t an easy home to price. Because it was a larger, newer home built in 2023, the immediate surrounding properties didn’t always provide straightforward comparisons. We expanded our analysis, studied newer and larger competing and comparable properties, considered location and market conditions, and worked with the sellers to establish a price that could attract buyers while still protecting the home’s value. Once we agreed on the strategy, we went to work.

Creating Maximum Exposure

Before the home officially became available for showings, we prepared our marketing campaign so we could begin building awareness.

Professional photography, enhanced online presentation, property marketing, pre-market promotion, open houses, and exposure across the major real estate websites all worked together to put the home in front of potential buyers.

The online response was encouraging. The property generated significant visibility and thousands of online views. But views alone don’t sell a house. We still needed the right buyer to walk through the door. And eventually, one did.

One Buyer Can Change Everything

Among the buyers who toured the property was a couple for whom the home made sense almost immediately. Its newer construction, size, upgrades, and convenient location stood out to them. They loved it. And they decided to write an offer. Even better, their offer came in above our asking price.

Now, receiving an offer is exciting, but that’s not where an agent’s job ends. We carefully reviewed the terms with our sellers, worked through the details, negotiated the transaction, and made sure they understood their options before making decisions.

Once we had an agreement, our focus shifted from getting the home under contract to getting everyone successfully to the closing table. Communication between the parties remained strong throughout the transaction. The buyer’s agent, lender, title company, buyers, sellers, and everyone involved worked together to address the details and keep the transaction moving.

The appraisal came back supporting the transaction with no repair requirements, and the process continued toward settlement. Then something unexpected happened:

We were able to close even sooner than originally planned.

Because our sellers still needed additional time before moving, we coordinated a post-settlement occupancy arrangement that allowed the buyers to complete their purchase early while giving the sellers the time they needed to transition comfortably. It was a solution that worked for everyone.

The Result

On August 28, 2026, we sat together at the closing table and completed the sale.

The same home that had previously spent approximately two months on the market without selling had a very different outcome the second time around:

🏡 SOLD above the asking price.

⏱️ Only 11 days on the active market.

🤝 Favorable terms negotiated for our sellers.

🔑 A successful closing and a smooth transition for both families.

But perhaps the most meaningful part came afterward. Our sellers told us how much they appreciated the communication, preparation, and guidance throughout the process. At closing, they recorded an emotional video testimonial about their experience — something that meant a great deal to us because it represented more than another transaction. They had trusted us with an important chapter of their lives. And this time, they got the ending they had been hoping for.
