Enrique Mercedes was introduced to us by Catalina Estrada Flores, a co-worker of Enrique at the former Sports & Health Gym of Gaithersburg. Catalina knew that Enrique was interested in buying a house but, he had limited income and funds. She immediately arranged for us to get together for a FREE consultation, which we conducted at one of the empty offices of the formal Gym. Thanks, Catalina, for your trust and support.

When we first met with Enrique, we realized we needed to work on his financial situation before he could start looking for a house. So, we connected him with one of our preferred lenders Adriana Clapper, from Envoy Mortgage, who work with him to the point of obtaining a strong pre-approval letter within his capabilities.

Unfortunately, the pandemic hit shortly after he got the pre-approval and the plan of buying the house had to be put on stand-by.

We kept in touch and almost 2 years later, he felt like he was ready again. We met to review his situation and stablished a plan of action to help him and his family become homeowners.

We put him and his daughter, July, in contact with Adriana Clapper from Envoy Mortgage again. This time, not only they got a strong pre-approval, but, they were also eligible for a 1st time home buyers program from The City Of Gaithersburg that allowed them to not ask for closing help from the sellers.

With the pre-approval in hand, we then started looking for the perfect place and, on the second showing day, we found the one. A great 2 Bedroom, 2 bathroom ready to move in condominium in The Villa Ridge subdivision of Gaithersburg. One of the bigger condominiums in the area with separate dining and living rooms in addition to the breakfast area and tons of closet space. We immediately submitted a strong offer and negotiated the best terms to secure it and got the contract ratified.

However, we chose to keep the inspection contingency for peace of mind of the buyers as well as an appraisal contingency to ensure we did not pay more than the house was worth it. Well, it paid off, not only the appraisal was lower and, we were able to reduce the price to 5k below the original listing price, but, we also got a seller credit of $1,000 at closing.
