When we first talked on the phone, we realized they needed to work on their financial situation before they could start looking for a house. So, we connected them with one of our prefer lenders Adriana Clapper of the Clapper Team, from Envoy Mortgage, who work with them to the point of obtaining a strong pre-approval letter within their capabilities.
Once pre-approved, we arranged with Carlos & Jackelyne to get together at our office. There, we reviewed the buying process in depth, we discussed the terms of their pre-approval, we stablished the criteria of the right house for them and then, we started looking for it.
After a couple of well-crafted offers on houses that got beaten just on higher price by other buyers, we finally were able to get a contract on a great house.
We guided them to offer above asking price, only enough to secure the house at a price that it could appraised for, and a price in which they felt comfortable with the money needed for closing and, more importantly, with the monthly payments they will have.
The house, a great 3 bed, 2 bath single family rambler home in the hearth of Silver Spring with a car garage, ready to move-in and with backs to a Forest Conservation area nestled along Rock Creek Park’s bike trails and jogging paths.
All of this happened with once again an exceptionally smooth settlement process facilitated by the Cardinal Title Group.
