Sometimes finding the right home isn’t just about the house itself. It’s about finding the right home, in the right location, at the right time—and being prepared when the opportunity finally appears.
It All Started With a Referral
Our journey with Ishrat began through a referral from her sister, who had known us for many years and introduced us when Ishrat and Sayed began thinking seriously about buying a home of their own.
From our first conversations, one thing was very clear: location mattered tremendously. Ishrat and Sayed hoped to find a home very close to her parents so they could begin this new chapter of their lives while remaining just steps away from family.
We sat down with them, reviewed the home-buying process, connected them with the right professionals, and helped them prepare financially so that when the right opportunity appeared, they would be ready to act.
The First Opportunity
Earlier this year, it looked like that opportunity had arrived. A home became available incredibly close to her parents—so close that the properties practically backed up to one another. It seemed like an ideal situation. Unfortunately, they weren’t the only buyers who saw the opportunity.
The property received multiple offers, and we knew that if Ishrat and Sayed wanted a chance at securing it, we needed to put together a very competitive offer. We discussed different ways to strengthen their position, but throughout those conversations, one thing remained important: we never wanted them to agree to terms they weren’t comfortable with simply to win a bidding war.
We submitted a strong offer, but another buyer was ultimately selected.
It was disappointing, particularly because homes in exactly the location they wanted did not become available very often. But instead of becoming discouraged or abandoning their plans, Ishrat and Sayed remained patient.
Then Another Opportunity Appeared
They continued following the plan. They stayed prepared. And then another opportunity appeared.
A second home became available in essentially the same incredible location—again, just steps from her parents. Even better, the property was beautifully updated and move-in ready.
There was another interesting coincidence: it was represented by the same listing agent we had worked with on the previous home. As soon as we learned the property was available, we called.
There were already multiple offers. But this time, the listing agent remembered our clients. She remembered the strong offer we had submitted previously and knew that Ishrat and Sayed were serious, prepared buyers. We immediately went to work.
This Time, They Were Ready
After discussing the situation with Ishrat and Sayed, we structured a strong offer that was slightly above the asking price and limited the contingencies while keeping the financing protection they needed. And this time… their offer was accepted. 🎉
One More Pleasant Surprise
But there was still another pleasant surprise ahead. When the appraisal was completed, the home appraised for more than the price Ishrat and Sayed had agreed to pay.
That meant that although they had offered above the original asking price to compete for the home, the independent appraisal supported an even higher value. They were able to purchase the home for less than its appraised value, giving them a wonderful start as homeowners.
Exactly Where They Wanted to Be
And perhaps the best part of the entire story is the location. After months of searching, competing, waiting and preparing, Ishrat and Sayed ended up with a beautiful, updated, move-in-ready home right near their family—exactly where they had hoped to be from the beginning.
They are moving into their new home almost immediately and couldn’t be more excited.
For us, this transaction is also a reminder of something we see again and again in real estate: Losing one house doesn’t necessarily mean losing the opportunity. Sometimes the first house simply prepares you for the one that ultimately becomes yours.
Ishrat and Sayed deserve a tremendous amount of credit for the discipline and patience they showed throughout the process. They listened, asked questions, followed our guidance, stayed financially prepared and, most importantly, didn’t allow the disappointment of losing the first property to push them into making a decision that wasn’t right for them. When the next opportunity came, they were ready.
