When Diego and Emilia first started considering selling their beautifully updated home in the highly desirable Diamond Farms community in Gaithersburg, MD, they wanted to make sure they approached the process the right way. Having known them for years through mutual friends and past clients John Jairo Salazar and Oscar Acosta, we were excited for the opportunity to help guide them through this important transition.
About a year before officially putting the property on the market, we met with Diego and Emilia to discuss the possibility of selling and gave them recommendations on how to best prepare the home to maximize its value and appeal to future buyers. Over the following months, they worked hard getting the property ready while we continued monitoring the market and planning the strategy.
A few months before going live, we met again to review paperwork, discuss timing, and evaluate the market conditions. At the time, most recent sales in the neighborhood supported a value around the mid-to-high $400s, while another similar property nearby had recently gone under contract at a significantly higher price, although it had not yet closed. Because that sale had not settled yet, we decided to remain strategic and position the property at a list price of $475,000 to generate maximum attention and buyer competition.
Once the home was ready, we launched our exclusive pre-marketing campaign and 14-day marketing blitz. Professional photography, compelling property descriptions, targeted online exposure, and strategic marketing across multiple platforms helped create strong anticipation before the property officially hit the market.
When the home finally launched on a Thursday, the response was immediate. We hosted a neighbors open house followed by a public open house that brought approximately 20 groups of visitors in just two hours. Combined with heavy showing activity throughout the weekend, the property quickly attracted multiple motivated buyers and generated four strong offers by Monday.
One buyer in particular completed a pre-inspection before submitting their offer in an effort to strengthen their position. Their offer also included a very aggressive escalation clause that ultimately positioned them above the competition.
Before Diego and Emilia arrived at our office to review the offers, we strategically negotiated back and forth with the competing agents and successfully pushed the strongest buyer to remove the escalation clause and commit directly to a purchase price way above the original asking price along with a free one-month rent-back for our sellers.
While we were thrilled with the outcome, we also had an honest conversation with Diego and Emilia about the appraisal. We explained that although the market demand clearly supported the buyer enthusiasm, there was a very strong possibility the property would not appraise at the full contract price. Even so, the offer remained by the strongest and best overall option, so they confidently decided to move forward.
Once under contract, we guided the transaction step by step through HOA documentation, contingency timelines, and appraisal preparation. Knowing how important the appraisal would be, we carefully prepared a detailed appraisal support package that included nearby comparable sales, neighborhood trends, and additional market support from surrounding communities with similar homes selling at higher prices.
The effort paid off. Although the property ultimately appraised for less than the agreed in the contract — it was significantly higher than original listing price and even higher than the nearby property that had originally helped shape our pricing strategy and that had sold for $520,000. The final closing price was $533,500.
Beyond the strong financial result, one of the biggest wins for our sellers was the free one-month rent-back that gave them valuable time and flexibility to prepare for the next chapter of their lives without the stress of immediately moving out after closing.
Seeing Diego and Emilia so happy at closing — knowing they trusted the process, followed the strategy, and achieved an outcome well above expectations — made this transaction incredibly rewarding for us.
