Fidel & Ximena: A Journey to Homeownership

How It All Began
Back in April 2024, Fidel and Ximena were referred to us by a dear friend and previous client, Hector. Hector’s referral was especially meaningful because we had previously helped him navigate a competitive market to secure his own family’s dream home in 2021. Knowing that Hector trusted us enough to recommend our services to Fidel and Ximena was a great honor.
After our initial phone conversation, it was clear that Fidel and Ximena were serious about buying their first home. They dreamed of finding a single-family home in Prince George’s or Montgomery County, Maryland, with a budget of up to $600,000. To kickstart their journey, we invited them to a free, no-obligation buyer consultation at our Gaithersburg office on April 14, 2024.
Laying the Groundwork
During our first meeting, we introduced ourselves, outlined the home-buying process, and took the time to understand Fidel and Ximena’s unique circumstances. Together, we determined that the best course of action would be to begin the pre-approval process—either with Fidel applying alone or, if needed, with the support of his mother.
We connected them with one of our trusted lending partners, Adriana Clapper of Prime Lending LLC, to guide them through the pre-approval process. Both Fidel and his mother submitted the necessary applications and documentation, and within a few weeks, Adrian provided a strong pre-approval letter. This was a crucial step in setting them up for success and ensuring they were well-prepared to make a competitive offer when the right home came along.
Adjusting the Strategy
With the pre-approval in hand, we met again to establish search criteria that aligned with their needs and budget. We began touring homes, but the market posed its challenges. Some properties were unrealistically priced by the sellers, while others saw multiple offers that exceeded their budget. Despite these hurdles, Fidel and Ximena remained optimistic and open to adjusting their approach.
After refining their search criteria, we finally found a property that checked all their boxes. However, the seller countered their initial offer, prompting us to reassess the situation. Upon closer review, we realized that Fidel could qualify for the property on his own. This allowed us to make a brand-new offer under his name, preserving his first-time homebuyer status and maximizing the benefits available to him.
The Perfect Home
Their patience and adaptability paid off. We successfully negotiated a purchase price of $15,000 below the original asking price for a beautiful property located at 13400 Shady Knoll Dr #201 in Silver Spring. This well-maintained condo offered everything they were looking for:
- A bright living room with vaulted ceilings
- Two spacious bedrooms with walk-in closets
- A master bedroom featuring a balcony with a serene view
- An open-style kitchen perfect for daily living
- A garage with remote control, visitor parking, and all this near parks, shopping centers, and major commuting routes.
The transaction closed on January 22, 2025, and Fidel and Ximena officially became proud homeowners!
