We’ve had the pleasure of working with Vanessa Ramos and Renzo Hoyos, on multiple occasions, helping them purchase three investment properties and the house they currently call home. Their trust in us has always been a source of pride, and this past Thursday, August 8th, 2024, marked another milestone in our journey together. On that day, we assisted Vanessa, as the sole owner of VB&R LLC, in purchasing a 1.44-acre lot at 6617 S Clifton Rd, Frederick, MD 21703, where they plan to build their dream retirement home from the ground up.
The process began in April of 2024 when Vanessa and Renzo identified this lot as the perfect location for their future home. Having worked together previously, they reached out to us to gather more information about the property. After conducting our due diligence, we discovered that the lot was being sold as part of an estate auction at the Frederick Courthouse. The previous owner had passed away, and the court had ordered the estate representative to sell the property.
On May 8th, after registering Vanessa to participate in the auction and conducting a thorough market analysis to determine the best price they were willing to offer, we headed to the Frederick Courthouse to participate in the auction. The bidding process was intense, with several participants vying for the property. However, Vanessa’s determination, backed by the confidence that she was offering a fair price, led her to outbid the competition. She was declared the winner, securing the property for a price that was within their budget, including closing costs.
Winning the auction was just the beginning. The sale had to be recorded at the court, and a period was allowed for anyone to contest the process. This took approximately three months. During this time, Cardinal Title Group, the title company managing the process, conducted their due diligence to ensure the sale was approved by the court and that all parties were ready to proceed.
Finally, on August 8th, everything was in order, and the property was officially sold to VB&R LLC. Vanessa and Renzo were overjoyed and expressed their appreciation for the representation and assistance we provided throughout the process. Their gratitude was so heartfelt that they recorded an emotional video testimonial about their experience working with us, which we will be sharing soon.
We would like to take this moment to congratulate Vanessa and Renzo for their unwavering dedication and discipline in following our guidance. Their efforts allowed them to prepare in the best possible way, ultimately leading to the successful acquisition of this beautiful 1.44-acre lot where they will build their dream home.
