The New Venture: A Charming Investment
The home Ana recently purchased is a charming 1950’s 3BR/2BA Cape Cod style brick house, located on over half an acre in Downtown Frederick. This property, zoned for residential or office use, boasts numerous upgrades over the past two years, including central air conditioning, ceiling fans in every room, a new dishwasher, a new gas hot water heater, a slop sink and grinder pump in the basement, a new gas dryer, some updated plumbing, pull-down staircase attic access, custom window blinds, and stunning gardens. The potential uses for this property are vast, making it an ideal investment for Ana’s cleaning business.
Overcoming Challenges
Ana’s cleaning business, Anita’s Cleaning, was previously housed in a rental property. When the landlords decided to sell, Ana was given notice to vacate, forcing her to find a new home for her business. Undeterred, Ana reached out to our preferred loan officer, Adriana Clapper with Prime Lending, for guidance. Adriana swiftly got Ana pre-approved, setting the stage for the next step of her journey.
Finding the Perfect Home
With pre-approval in hand, we began the search for a suitable property. Remarkably, the very first house we visited was the one Ana fell in love with. The home’s retro kitchen vibe, hardwood floors, and proximity to Rt 15/70/270, Baker Park, and downtown Frederick made it a rare find. We successfully negotiated a deal to purchase the home for $25,000 less than the original asking price.
A New Chapter Begins
Ana plans to use this home as an investment for her cleaning business, renting out several rooms to other companies in need of office space. Her vision of working in her own home, while enjoying urban farming on the larger-than-typical half-acre lot, is now a reality.
