Ana R.’s journey to purchasing her first investment home is a testament to teamwork, professional guidance, and perseverance. It all started when Ana, already a homeowner, was introduced to our team by Marcela P., from MP Accounting & Consulting LLC, an accountant with a history of successful client referrals. Initially interested in real estate investment for a business venture in June 2022, Ana decided against purchasing when the business idea did not pan out. However, the opportunity arose again in September 2023 with the development of a new construction community near her home with Lennar Homes. Encouraged by Marcela, Ana sought our help to explore this investment.
Our first challenge was securing mortgage pre-approval. The builder’s mortgage company initially denied Ana, but with the help of Adriana Clapper from Prime Lending, we managed to get Ana’s finances in order for a pre-approval. Adriana’s expertise was crucial, providing Ana with the financial clarity and pre-approval needed to convince the builder’s mortgage company to reconsider their decision.
With pre-approvals from both the builder’s mortgage company and our preferred lender in hand, we negotiated with the builder on Ana’s behalf. When the builder tried to increase the price, we successfully argued for the original listing price, citing the initial pre-approval denial as their error.
Throughout the construction phase, led by Lennar Homes, we made sure to have the property inspected by Top To Bottom Services to ensure quality and accountability. Lennar Homes lived up to their reputation, promptly addressing any minor issues found during the inspections.
The process concluded successfully with a smooth settlement facilitated by Lennar Title on February 26th, allowing Ana to finally own the house. This new home was not just an investment for Ana but also a place for her son, who serves in the military, to live comfortably near his base.
