We first met Eddie more than 15 years ago, when, in 2005, we helped him sell his house in a week for 20k over the original price and purchase another one at market value.

Unfortunately, due to the financial crisis of 2007, we lost contact with him until a few months ago when Eddie found us on Facebook and reached out for help in finding another house. He had sold the house we had helped him buy and was renting, with his lease about to expire.

We connected Eddie with Adriana Clapper, one of our preferred lenders with Prime Lending LLC, who got him pre-approved, and we began the search for a new home. On our very first outing, we found a beautifully renovated house in Baltimore City and quickly made an offer and secured a contract to buy it. However, a week before closing, we discovered a title issue.

The sellers had bought the house during the pandemic in an estate sale, which had a tax lien that was supposed to be paid off. Unfortunately, the city of Baltimore did not pay the lien on time, leading to a judge assigning ownership to another company through foreclosure. The sellers, unaware of this change, remodeled the home and listed it for sale.

Once the issue was discovered, we extended the contract by two months to resolve the situation. During this period, a title insurance claim was made and approved, allowing the insurance company to pay off the new owners so the sellers could honor Eddie’s contract. This incident underscored the importance of title insurance.

On June 14th, we finally closed on the house, and Eddie became a homeowner once again. Due to the extended timeline and to no fault of Eddie’s, we negotiated close to 3% closing help from the sellers, which was not initially agreed upon. Additionally, the title company waived their fees, significantly reducing Eddie’s closing costs. The sellers also paid $1,500 to redeem the ground rent, transferring the house in fee simple to Eddie.

In the end, despite the longer-than-expected process, Eddie is thrilled with his new home. He even recorded a heartfelt video testimonial about working with us, which we will be sharing soon. We thoroughly enjoyed assisting Eddie again and wish him all the best in this new stage of his life as a homeowner.
