We first met Cesar D. at a Mary of Nazareth school event, where our son and one of Cesar’s sons are classmates. We became friends while attending several school events and one day Cesar told me he was interested in buying a property.

He told me that with him being a retired military (thank you much for your service), he had access to a VA loan. He contacted a loan officer that had helped him before, Allison Basnett with Veterans United Home Loans, and got a pre-approval letter for a loan with 0% down payment.

We then met at our office for a Getting to Know You meeting where we went thru the entire process of buying a houseand answered all the questions that he had about it. He gave me the pre-approval letter and we immediately got in touch with the loan officer to confirm the loan details and time frames required to process it. Then, with the approval letter in hand and all the details clarified, we reviewed his search criteria and started to look for a house.

Taking advantage of a slow end-of-the-year market, we found a great property and decided to write an offer on it. After evaluating the specific market of the neighborhood, we realized that the house was a little overpriced and there could be room to negotiate and ask for closing help from the seller.

We were able to guide him to prepare the best purchase offer he felt comfortable with. We offered listing price with 3% closing help and a regular inspection to make sure everything was ok with the house and negotiated with the seller until he accepted it.

When we did the home inspection with Dawa Dellamula of Top To Bottom Services, we realized that, despite the house being recently updated and in great condition, it still needed some maintenance to make it even better. So, we were able to negotiate an additional $2,500 credit from the seller at closing for a total of 4% closing help.

On top of that, the house ended up appraising for $7,000 above the final sales price so, Cesar is already starting with equity from the get-go.
