We first met James Menendez at a house that we were helping another one of our buyer clients buy, back in 2016. At time of inspection of that house, it was discovered that it needed a new roof and, we were able to negotiate with the sellers to replace it. The listing agent brought James and a good friend business associate of his, Junior Ureña from JU Construction LLC, to provide an estimate.
We went to the house while they were preparing the estimate and introduced ourselves. We kept contact with Junior as he was interested in buying a house and wanted us to help him. A year later, we were able to help Junior, and his wife Mildred, to buy their dream home.
A couple of months later, we went to Junior’s housewarming party and, he re-introduced us to James, and his wife Alejandra. They told us they also wanted to buy a house and we set a getting to know you appointment. However, we discovered that they were not ready to buy at the moment and decided to rent instead. So, back in 2019, we help James and Alejandra to find a townhouse to stablish their family while getting ready to buy.

Despite having to rent for some time, James & Alejandra’s dream of becoming homeowners, was still intact. So, we kept in touch and help them to get in a path to be prepared financially to become homeowners. We introduced them to one of our preferred lenders Adriana Clapper, from Envoy Mortgage, who work with them thru this path until finally, she was able to get them pre-approved for an FHA loan.
We immediately got together again to review the terms of the loan they were pre-approved for and, stablished the search criteria that could help them find a house within their capabilities.
With not many options available we went to see a couple of houses and were tempted to write offer to secure one. However, those houses did not completely satisfy James & Alejandra’s needs and wants and decided to keep looking.
One Sunday, a great house became available within their criteria and, they received an automatic email from the search criteria we had setup. They saw the email and reach out to us to schedule an appointment.
Knowing that there were not too many options available, we replied back almost instantly and coordinated to go see the house that same Sunday. They loved it, they saw themselves living there and decided they wanted to buy it.
We checked recent comps in the area and help the to prepare an offer that could give them a chance to buy it. We were able to put an offer for fair market value and with closing cost help from the sellers.
A fabulous split foyer single family home on 0.28 acres of land, with a beautiful fenced-in yard. 1,806 Sqft of living space in a quiet cul-de-sac neighborhood in the historic Emmitsburg and with no HOA.
All of this happened with an exceptionally smooth settlement process facilitated by the Cardinal Title Group.
