Mariela Boteo was introduced to us by two different friends and previous clients of us, Sergio Ramos who bought a house with the GarciaSHomeS Team back in 2016; and Maria Alicia Romero, who bought a house with the GarciaSHomeS Team back in 2019. After a brief phone conversation, we arranged to meet with Mariela for a Getting to Know You Meeting in our Frederick Office. We answered all questions she had and set a plan in motion to help her become a homeowner in the near future.
First, we introduced her to one of our preferred lenders Adriana Clapper, from Envoy Mortgage, who work with her to the point of producing a strong pre-approval letter within her capabilities. Mariela got pre-approved for an FHA loan and in need of closing help from the seller.
Once the pre-approval was obtained, we met again to review and set her search criteria and started to look for a house.
With not many options available, we found a house that she fell in love with and, she wanted to buy it. Despite the fact that there was another offer on the table already and, that we were in need of closing help for the seller, we proceeded to prepare and offer.
We reviewed recent comparable sales and run an abbreviated version of Customized Market Analysis (CMA) to discover an obtainable valuation that allowed us to negotiate a win-win contract for current owner and our buyer. The seller would net their desirable amount and the buyer would obtain the needed closing help.
The final result, our client was able to purchase a great 2 Bedroom -2 Bathroom townhouse in ready to move-in condition to move in with her family.
All of this happened with an exceptionally smooth settlement process facilitated by the Cardinal Title Group.
