Chris & Erika were introduced to us by Erika’s parents, Rodolfo & Lorena Diaz, who met with us back in 2018 and, despite the fact that they could not buy a house back then, felt confident enough to recommend us their daughter and her husband Chris. After meeting for the first time with Erika and Chris for a Getting to Know You meeting in our office back in 2019, we decided to wait for a year and stablished a plan of action to get them in the best position to become homeowners. Well, the time passed fast and, we met again last December.

After reviewing their current situation at new Getting To Know You meeting and, thru a qualification process, stablishing the fact that they were ready to get approved for a loan, we connected them with one of our preferred lenders Adriana Clapper, from Envoy Mortgage, who work with them to the point of producing a strong pre-approval letter within their capabilities.

We then proceeded to refine their search criteria for the house that met their needs and their wants and started to look for it. We went back and forth between Single Family houses and townhomes, until we were able to find their perfect fit. A great Single-Family Home that was sitting on the market for more than two weeks due to a bad pricing strategy.

The house was originally priced at 399,900 and in just 3 days, listing agent and owners realized the mistake and started to chase the buyers by reducing the price. They reduced the priced to 379,900 and got no offers in 10 more days. The property got the famous WWWTH Syndrome, “What’s Wrong With That House”.

Luckily, Chris & Erika, were able to look thru the WWWTH syndrome and allowed us to guide them to put an offer that ended up securing them the perfect house.  We were able to negotiate a price $10,000 below the appraised value and 45k below the original listing price.

All of this happened with an exceptionally smooth settlement process facilitated by the Cardinal Title Group.
