Once pre-approved, we arranged with Jose & Roxana to get together for an initial free and no obligation consultation at one of our newest offices in Frederick, Maryland.
We reviewed the buying process, discussed the terms of their pre-approval, stablished the criteria of the right house for them and started looking for it.
Lucky enough, we found the right house, the very fist time going out to see houses. With not so much to compare, but trusting the process and our help, they decided to put an offer on the house.
We guided them to offer above asking price, enough to get closing help from the sellers without the sellers having to reduce their net and helped them to win the contract.
Thru the under-contract process and with the help of the appraisal report, we were able to help them to negotiate the final sales price down to the appraisal value, which was even lower than the original listing price. We also negotiated to keep the closing help from the seller and even got some repair in the way.
Altogether, a fabulous first home for Jose and Roxana with fantastic terms to with it. A great 3 bedrooms, one and a half bathrooms townhouse, with large deck with great open views and a walkout basement to a nice and fenced backyard.
All of this happened with an exceptionally smooth settlement process facilitated by the Cardinal Title Group.
