It all began back in early 2022 at Mary of Nazareth Catholic School. Sofia, then working as a second-grade teacher assistant, met Yocelyn, the third-grade teacher, and a warm friendship quickly bloomed. Their connection, rooted in shared values and mutual respect, became the foundation for something greater—a journey toward homeownership.
✨ A Friendship That Turned into a Real Estate Journey
Shortly after meeting, Yocelyn expressed her dream of buying a home. Sofia introduced her to Sergio, and together, we scheduled a buyer consultation at our Frederick office with both Yocelyn and her now-husband, Eric. By May 2022, they were pre-approved through our trusted lender partner, and we began touring homes.
After seeing several houses, they found a condo they liked, they submitted a strong offer and got it under contract. But like some first-time buyers, they ultimately decided not to move forward at that time. Life was evolving—they got married that summer, invited us to their wedding in Mexico (which we sadly missed due to travel to Colombia), and later welcomed their baby girl, Lucía. They moved into a larger rental home and continued staying in touch with us through our monthly Fun Day Monday giveaways—Eric even won twice!
🔁 A Fresh Start Two Years Later
Fast forward to early 2025, Eric and Yocelyn were considering buying again. We scheduled another consultation, reconnected them with our preferred lender, and were thrilled to discover that they were pre-approved again. Although their lease was set to end the following year, an unexpected opportunity arose when their landlord, facing health issues, hinted at a potential sale—the perfect opening to reignite their search.
🏠 Finding The Home
While browsing homes one weekend, they stopped by an open house and instantly felt something special. We encouraged them to tour it in person with us and arranged to show another nearby property for comparison. That helped make the decision clear— this was the one.
We immediately reached out to the listing agent, Lisa Jagger with Long & Foster Real Estate, Inc, and established a positive rapport.
With that communication and after reviewing comps, we put together a strong and competitive offer that truly represented our clients’ goals — slightly below asking price and still with the opportunity to conduct a full home inspection. We submitted the offer confidently and it was accepted.
During inspections, we negotiated key repairs and secured a $2,000 credit toward their closing costs. To top it off, we negotiated a 1-year seller-paid home warranty to give them peace of mind after closing.
Then, on closing day —October 30, 2025—we conducted the final walk-through and we had the honor of celebrating with them at the closing table where they signed the final documents and officially became homeowners!
