Several years ago, we helped our dear friend Mayte buy her first home. Six years later, we had the joy of helping her sell it for a great profit and then guiding her family into their next dream home.

We immediately contacted the property manager, confirmed the situation, and obtained documentation explaining that the wall wasn’t in critical condition and that the community was already working on it. Despite the challenge, we kept everyone informed, stayed proactive, and reassured both parties through the process.
The great news? Because of the strong relationship and trust we built throughout the transaction, the buyer decided to continue — switching from a conventional loan to an FHA loan, allowing us to move forward without losing momentum. The sellers agreed to a small contribution to make the switch possible, and within days, we were back on track.
The appraisal came in at value, the loan was approved, and we closed right on time. Even with all the curveballs, Fiona and Miguel achieved exactly what they wanted — selling their condo quickly, at a strong price, and with peace of mind.
