Every dream has a beginning — and for Abelino and Katerin, it started with a simple call in December 2024. At that time, buying a home was still a distant goal, but they were determined to start preparing early and learn everything they could about the process.
We stayed in touch for a few months until we were finally able to meet in person in April 2025. During that first meeting, we went step-by-step through what it really takes to become a homeowner — from understanding financing to preparing a strong offer. After a quick pre-qualification exercise, it became clear that they were ready to take the next step. We connected them with Adriana Clapper, one of our trusted lenders, to begin the pre-approval process.
Even though their lease ran until the end of the year, starting early gave them valuable time to strengthen their credit, get financially ready, and approach the market with confidence. It also allowed us to explore different homes together, understand what truly mattered to them, and prepare strategically for when the right opportunity came along.
After visiting several homes over the following months, we finally found the perfect one — a beautifully updated townhouse that checked every box: space, comfort, and move-in readiness.
We immediately reached out to the listing agent, someone we had worked with before, and established a positive rapport. With that communication and teamwork, we put together a strong and competitive offer that truly represented our clients’ goals — slightly above asking price but still with seller-paid closing help.
Despite competing offers, the sellers recognized the strength and sincerity behind our offer, and Abelino and Katerin’s contract was accepted. From there, the process moved forward smoothly. The home inspection revealed a few items needing attention, and after careful guidance and negotiation, the sellers agreed to complete the necessary repairs and provide receipts confirming everything was handled properly.
When the appraisal came back a little lower than the contract price, we worked closely with the lender and the sellers to find a fair solution. After thoughtful negotiation, all parties agreed to adjust the price to match the appraised value while keeping 1.5% in seller-paid closing costs. This ensured that Abelino and Katerin purchased their home at true market value, with all essential items repaired and ready for move-in.
On October 17, 2025, after months of preparation, patience, and teamwork, Avelino and Katerin became proud homeowners. Their hard work, discipline, and trust in the process truly paid off — proving that when dedication meets guidance, great things happen.
