Every home buying story is special — but Beato’s journey is one that stands out for its heart, discipline, and determination.
Beato first reached out to us on July 14, 2025, after being referred by a dear friend and fellow educator, Edgardo, who we’ve had the pleasure of working with through other referrals. That same day, we scheduled a one-on-one consultation to learn more about Beato’s goals and unique situation.
Beato shared that he was currently sharing a room on a month-to-month basis, and while grateful, he was ready to have a place to truly call his own. As a long-time educator who spent 30 years teaching in the Dominican Republic before moving to the U.S., Beato had a clear vision: a modest home to live in comfortably, with a layout that could allow him to offer extra space to others, if needed.
During our first meeting, we guided him through what we call the “Getting to Know You” session, where we reviewed his finances, goals, and overall readiness. Though he had spoken to other lenders, he was open to working with Adriana Clapper, one of our trusted partner and loan officer. That introduction was key: with Adriana and her amazing team they worked together to craft a strong pre-approval that gave Beato confidence and clarity.
After refining his search criteria, we set up a tour and visited several homes. One property stood out. It had everything he was looking for — the right number of rooms, a layout that offered both privacy and flexibility, and most importantly, it felt like home.
We submitted a strong offer, with inspection, full price, and a strategic request for seller-paid closing costs. The property was listed through an MLS entry-only service, so we negotiated directly with the seller — and we’re proud to say the offer was accepted!
The process moved forward smoothly. During the inspection, a few issues were uncovered, and most were resolved by the seller. One item was left unaddressed, but an additional closing credit was provided to help Beato take care of it on his own terms. Then came the appraisal — and what a win! The home appraised for $15,000 above the contract price, giving Beato instant equity before he even received the keys.
On October 3, 2025, surrounded by smiles, gratitude, and a sense of accomplishment, we closed. And it was more than just a transaction — it was the beginning of a new chapter. Beato had followed every step with discipline and trust. He stayed prepared, open to guidance, and ready to act decisively when the right opportunity came.
He even recorded a beautiful video testimonial on closing day (which we’ll be sharing soon), and in true Beato fashion, has already begun referring others in his circle.
