On February 21, 2025, we received a heartfelt email from Jennifer. She had gotten our contact information from her mom, Lori, and was reaching out about the possibility of buying a home for her growing family. Jennifer and her husband, Diogo, were renting a townhouse in Gaithersburg and were hoping to find a similar property to call their own — a home where they could build memories with their one-year-old son, Oscar Samuel.
What made this inquiry extra special for us was the personal connection — a year earlier, a mutual friend had introduced us to Ron and Lori, Jennifer’s parents, who so kindly gifted us our two beloved cats, Elvis and Presley. It was a full-circle moment to now have the opportunity to assist their daughter and son-in-law in such a life-changing journey.
After a few back-and-forth emails to coordinate schedules, we finally met in person at our office for a relaxed “getting to know you” meeting. It was clear from the start that Jennifer and Diogo were thoughtful, intentional, and committed to achieving their goal of homeownership. Together, we clarified their priorities and discussed the steps ahead.
We connected them with one of our preferred lenders to help them get pre-approved. They also explored financing through their bank, and while the interest rate was slightly higher, Bank of America offered a valuable incentive — two grants totaling $17,000 toward their down payment and closing costs. This option made the most sense for their financial goals, and with their pre-approval secured, we began the exciting part: visiting homes.
Our first tour was of a townhouse that reminded them a little too much of their current rental situation — prompting an important realization. They adjusted their criteria and decided to focus on newer properties in excellent condition, which led us to a stunning two-level condo in Urbana, MD.
The home offered over 2,800 sqft of space, modern finishes, and beautiful views of a preserved green area. It had all the features they wanted — from a spacious kitchen to a serene balcony — and it was perfect for their lifestyle, especially with a little one at home. We quickly prepared an offer and reached out to the listing agent, who shared that another offer was already being reviewed.
Still, Jennifer and Diogo didn’t hesitate. They submitted their best and strongest offer. Unfortunately, the sellers initially chose the other offer — a moment of disappointment, but not defeat.
Then, just a day later, we received a call from the listing agent: the original offer had fallen through. The door had opened again. We immediately re-engaged, and after some quick and decisive action, we had a ratified contract!
From that point on, we stayed by their side to ensure a smooth closing. With great teamwork between Cardinal Title Group and their lender at Bank of America, everything moved forward as planned. We kept a close eye on every step — title, financing, and final walkthrough — until the keys were finally in their hands on May 1st, 2025.
This success was no coincidence. It was the result of Jennifer and Diogo’s discipline, preparedness, and trust in the process. They followed every recommendation, took the time to explore their financing options thoroughly, and adjusted their vision when needed — all of which allowed them to act quickly and confidently when the opportunity came back around.
