Bruna & Rafael’s Homeownership Journey: A Story of Preparation, Patience, and Success
Back in March of 2024, we received a call from Bruna, who had been referred to us by Marcela—her accountant and a dear friend of ours. Bruna shared that she and her husband, Rafael, had been working with one of our preferred lenders, Adriana Clapper, and had already obtained their pre-approval letter. At the time, they were leasing a home, with their lease set to expire in June 2024. Excited about their homeownership journey, we scheduled a “Getting to Know You” appointment at our Gaithersburg office for March 9th to discuss the buying process and establish a plan of action.
Initially, Bruna and Rafael were considering purchasing a property as an investment to rent it out. With that in mind, we set up a home search based on investment criteria and began viewing properties. However, as we toured various homes, nothing truly felt like the right fit for them.
As time passed, Bruna and Rafael shared some exciting news with us—they were expecting their first baby, due at the end of the year! With this life-changing event ahead, they made the thoughtful decision to pause their search temporarily and work on securing a higher pre-approval. This would allow them to purchase a home to live in rather than an investment property.
Fast forward to September 2024, their beautiful daughter, Bianca, was born, bringing an immense amount of joy to their lives. Once the end of the year approached and life settled a bit, we resumed the home search, this time adjusting the criteria to align with their evolving needs as a growing family.
With a renewed focus, it didn’t take long before we found the perfect property—a stunning, modern three-level townhome in the sought-after Cabin Branch community. This home checked every box on their list: an open floor plan, a gourmet kitchen, a spacious deck, and smart home technology. Plus, it offered access to top-tier amenities and was conveniently located near I-270, parks, and shopping.
Understanding the competitive nature of the market, Bruna and Rafael wasted no time. They acted quickly, putting in a strong purchasing offer before any other buyers had the chance to do the same. Their decisive approach paid off—the sellers accepted their offer, and they officially went under contract!
As part of the offer terms, we successfully negotiated a rent-back agreement, ensuring the sellers had a few extra days to move out while compensating Bruna and Rafael for their patience. Finally, on February 18, 2025, Bruna and Rafael became homeowners! Two days later, we completed a final walkthrough to ensure the property was in perfect condition after the rent-back period.
Throughout this journey, Bruna and Rafael demonstrated incredible patience, discipline, and trust in the process. Their dedication to preparing for this milestone and following our guidance allowed them to secure the best home for their growing family. Their commitment to their goal was truly inspiring, and we could not be happier for them!
