Miguel Angel Suarez and his daughter Lizzet are valued past clients of ours, and it has been a privilege to work with them once again. Our journey with Miguel Angel began back on June 15th, 2018, when we helped him buy his current home, adding Lizzet to the title. The house is a magnificent property located in the sought-after Kingsbrook community.

Since that initial purchase, Miguel Angel had reached out to us a couple of times when considering buying investment properties in Baltimore city. However, he ultimately decided to proceed without representation because he was buying them with cash, without a loan involved, and he thought it was going to be easy. Although those transactions were successful, they turned out to be far more challenging than he had anticipated, especially compared to the smooth process we had guided him through.

Therefore, fast forward to early July of this year, Miguel Angel contacted us again. This time, he was armed with a pre-approval letter from Bank of America for his daughter, Lizzet. In a reversal of roles from the first purchase, Lizzet would be the borrower this time, and Miguel Angel would be on the title with her.

Understanding the importance of clarity in the process, we reached out to the loan officer to confirm the details of the pre-approval. Although communication was a bit challenging, as anticipated, the loan terms were so favorable that any difficulties were worth navigating.

With that confirmation, we set up the search criteria and signed a buyer representation agreement, officially starting the process of finding the perfect property for them. Since the goal was to purchase a townhouse that could be rented out as soon as possible, it needed to be move-in ready.

The first time we went out to view potential properties, none of the homes met Miguel Angel and Lizzet’s expectations. However, on our second outing, we found a gem that fit their criteria perfectly.

Recognizing the potential of the property, we immediately started implementing our negotiation strategy. We first reached out to the listing agent to uncover the details of the sale and identify any weak points on the seller’s side. Armed with this knowledge, we crafted a strategic offer that was only $5,000 above the asking price and we were able to beat multiple competing offers while still allowing for a full home inspection. This decision paid off. During the inspection, we identified a few minor issues that, while not deal-breaking, allowed us to negotiate a price reduction equal to the amount we had initially increased the offer.

During the middle of the transaction, we had to leave town for a pre-planned vacation. Despite not being physically present for the final steps, we remained fully engaged in the process through phone and email, ensuring every detail was addressed. When it was time for the final walk-through and closing, we leveraged the strength of our team at Samson Properties, where approximately 6,000 agents work, and within minutes, one of our trusted colleagues agreed to be present for both critical moments. This ensured that everything proceeded smoothly.

The title part of the transaction was managed by Andrea Martinez-Conte from Classic Settlement, a trusted partner known for her exceptional work, and she did a phenomenal job, as always.

On August 29th, the transaction finally closed.
