On July 30th, we were thrilled to help Kevin Colindres and his family achieve their dream of homeownership by purchasing their first home. This charming condo unit, nestled within the vibrant Villa Ridge community of Gaithersburg, is a testament to Kevin and his life partner, Sandra Oliva’s, dedication and perseverance.
A Move-In Ready Dream Home
Kevin and Sandra’s new home is a beautifully renovated condo, ready for immediate move-in. Located on the top third floor, the unit boasts three spacious bedrooms and two full baths, offering ample space for comfortable living. Sunlight floods the living areas, illuminating the elegant laminate and wood flooring. The inviting living room opens to a sizable balcony, perfect for enjoying daily moments of tranquility. The galley kitchen and breakfast nook are ideal for any home chef, and the home comes with its own washer and dryer for added convenience.
Kevin and Sandra will enjoy the ease of two assigned parking spaces and a dedicated in-building storage space, making everyday living a breeze. The all-inclusive condo fee covers electricity and water, further simplifying their new home experience. The community offers amenities like pool, tennis, and basketball courts, all within walking distance. Proximity to Montgomery Village and downtown Rockville provides easy access to shopping, dining, and entertainment options, while convenient bus stops and nearby ICC-200 and I-270 exits makes effortless commuting.
From Renting to Homeownership
Kevin, Sandra, and their kids had been renting, feeling the burden of wasting money on rent and the need to own a property. Seeking help, they turned to a friend, Ana Elizabeth Calles Menjivar, who referred them to us, knowing we had successfully helped others.
Our journey with Kevin and Sandra began with a buyer’s consultation in March 2022. Although they weren’t ready at that time, we set a plan to prepare them for homeownership. We provided specific steps to improve their financial situation, which they diligently followed. Nearly two years later, in March 2024, they reached out, ready to take the next steps.
The Path to Pre-Approval
We assisted them in filling out a loan application with one of our preferred lenders, Adriana Clapper from Prime Lending LLC. Adriana reviewed their credit and financial situation and was pleased to see that our guidance had paid off. She issued a strong pre-approval letter, setting the stage for their home search.
With the pre-approval in hand, we met again to review the details and set a search criteria. After viewing several condos that didn’t quite fit, we found a gem that had recently been remodeled and became available again. Kevin and Sandra loved it and decided to make it their home.
We guided them through drafting the best offer, based on a thorough analysis of the neighborhood market and recent comparable sales. Their offer impressed the seller, who agreed to the terms, putting the house under contract.
The Closing Process
We meticulously managed each step of the process, ensuring everything was in place for the closing date. On July 30th, Kevin and Sandra successfully closed on their condominium, marking the culmination of their hard work and determination.
