We first met Jhovany Alas about a year ago when we were showing houses to another client. He was at a house that we were showing, waiting for an agent who never showed up. As we entered to show the house to our clients, Jhovany approached us and asked if we could show it to him. Since we were with other clients and did not know Jhovany, we exchanged contact information and agreed to talk later to set up an appointment to start the buying process.
Time passed, and we were unable to arrange a meeting until about three months ago when Jhovany called and told us he was ready and already pre-approved by a loan officer friend of his. I spoke to the loan officer and he provided the pre-approval letter so that we could start looking for a house.
We went out to see some houses, and on the first tour, we found one that Jhovany loved. We contacted the listing agent to find out the seller’s motivation and situation, and discussed with Jhovany to guide him in putting together a strong purchase offer that would help him buy the house at market value while still getting closing help from the sellers, even in a strong seller’s real estate market.
However, the loan process turned out to be more challenging than expected. We had to help Jhovany and his loan officer jump through numerous hoops to finalize the approval. We even reached out to Marcela Perez, an experienced accountant and friend of ours, to help Jhovany update his company’s status to be in good standing. Thank you, Marcela, for your invaluable help.
We had to hold Jhovany’s hand all the way to closing on July 9th. Although it took longer than expected, Jhovany understood that we did an excellent job representing him, and he is super happy with the transaction and the house he bought. He recorded a very emotional video testimonial about working with us, which we will be sharing soon.
Despite the length of the transaction and the issues with the loan process, we enjoyed helping Jhovany through the process and wish him and his family the very best in this new stage of their lives as homeowners.
