When Wilson & Claudia got tired of paying 100% interest of someone else’s mortgage while renting, and decided to build something for themselves in the future, they reach out to Adriana for the best financial advise possible and, after she helped them get ready to obtain a loan, she introduced them to us. We immediately got in touch with Wilson & Claudia and arrange to meet for a Getting to Know You meeting at our office. We got together and went thru explaining the entire buying process and help them prepare for the current real estate market, creating realistic expectation to set them up for success in finding and buying their dream home.
Since Wilson & Claudia were already pre-approved to buy a house, we also reviewed their search criteria and started to look for a house.
We wrote a purchase offer on a townhouse, but lost the bid to people that were willing to pay more for it. It helped them to understand the though process they were going to need to secure their real dream home. So, we continued looking for the right fit.
We actually found it the very next time we went out looking for houses. A great single-family home that was underpriced because it needed some tender, love and care. It needed owners that could envision all the potential available and were willing to do what they needed to take advantage of the opportunity.
With that in mind and after evaluating the market of the specific neighborhood and the different loan options available and the numbers, we were able to guide them to prepare the best purchase offer they felt comfortable with. Knowing that the house was underpriced but worth it, we guided them to offer $40k above asking price and with at few contingencies as possible. They agreed and it paid off.
Despite the sellers receiving a total of 21 offers, and some of those offers being higher than ours, the combination of terms did the trick for Wilson & Claudia and, they secured the contract to purchase the home.
As part of obtaining the loan, the lender ordered an appraisal to identify the true value of the house and it actually came $25,000 above the price Wilson & Claudia had offered for the house. So, they are starting their homeownership dream with equity from the get-go. What a deal!
The house, a great split foyer family home with 4 bedrooms and 2 bathrooms tucked in a quiet neighborhood and very close to their current neighborhood, so no change of school for their son was required. The house has an abundance of natural light streaming into the living room as you make your way to the eat-in kitchen and a slide glass door gives them access to a spacious back yard with a perfect deck for the summer nights and entertaining about to come!
