Karina was introduced to us by multiple people that care about her, have known us for a long time and also, have been clients of us in the past (Sergio Ramos, Maria Alicia Romero & Mariela Boteo). When Karina initially called us, she was renting a basement in Frederick and, although, she was not in a rush to buy a house, she was tired of renting because she knew that her rent payment was helping to pay someone else’s mortgage. She also wanted something of her own with a lot more space than the 2 bedroom and 1 bathroom basement where she was living at.
We got together with Karina and her mom at our Frederick office for a Getting to Know You meeting. There, we explained the entire buying process and answered all the questions they had. We did a pre-qualification exercise and realized that they were ready to get pre-approved to buy their first house.
We introduced them to one of our preferred lenders Adriana Clapper, from Envoy Mortgage, who, as always, worked diligently with Karina and her family to get them in the best financial position possible. Adriana was able to provide Karina and her dad, Jose, a bank commitment letter, that ultimately gave them the advantage over other potential buyers in the market.
With the commitment letter in hand, we met again at our office to review their search criteria and started to look for a house.
With a clear vision of the home they were looking for, we went out to see houses and, the very first time we went out, we saw 3 houses and it was enough. The second house we saw conquered their hearths and made them want to buy it.
We immediately contacted the listing agent to find out the specifics of the house and why the sellers were selling. The listing agent told us that there were multiple offers for the house already and, that the sellers were going to review all offers that same Saturday night.
We discussed the specifics with Karina and after evaluating the market of the specific neighborhood and the different loan options and numbers, we were able to guide her and her father to prepare the best purchase offer they felt comfortable with.
With the strong financing position of having already a commitment letter, we were able to, with an FHA loan, beat multiple offers, at listing price.
The house, a recently updated and extremely well-maintained and ready-to-move-in single-family home, with 5 bedrooms, 3 and half bathrooms in Hagerstown, just 8 miles from Karina’s workplace. It has the master bedroom in the main floor, hardwood floors, newer roof, HVAC, windows and deck. It also has a finished basement with access to a fabulous patio and a great back yard. The driveway is big enough that it could probably fit more than 6 cars if needed.
All of this happened with an exceptionally smooth settlement process facilitated by Angela Delrio from the Cardinal Title Group.
