We first met Rina back in August of 2016 when we went grocery shopping at her workplace in Gaithersburg (Giant Store). She opened herself and expressed that she was interested in buying a house with her family but did not feel they were ready. They had tried with other realtors and were not able to accomplish their dream. However, Rina and her husband, Wilson, decided to meet with us for a Getting to Know You meeting.

We got together at our office and went thru explaining the entire buying process. Although they were indeed not ready, they got a clearer understanding of what it was going to take and together, we created a plan that will allow them, not only to become ready, but to get in the best financial shape to make homeownership a reality.

While the plan took longer than expected, to the fact that they had a plan, kept their dream alive and motivated them to work thru it. When they felt they were getting closer to the target, we met again at our office for another Getting to Know You meeting at our office. We did a pre-qualification exercise and realized that they were ready to get pre-approved to buy a house.

So, we introduced them to one of our preferred lenders Adriana Clapper, from Envoy Mortgage, who work with them to finalized the details and generated, not only a strong pre-approval letter, but a bank commitment letter that gave them the most financial advantage over other potential buyers in the market.

However, it was not going to be easy as Rina & Wilson still needed help for closing cost from the seller of the selected house in a still strong sellers’ market.

With the approval letter in hand, we reviewed their search criteria and started to look for a house.

We wrote a couple of offers with no luck until we found the perfect house for them, the one they did not want to miss. After evaluating the market of the specific neighborhood and the different loan options and numbers, we were able to guide them to prepare the best purchase offer they felt comfortable with.

Once again, they followed our guidance and together, we were able to beat multiple offers while still got the 3% sellers help needed for closing. On top of that, after a minor issue was discovered at the seller’s house, we were able extend closing until the issue was taken care of, while negotiating the sellers to cover the cost of the rate lock extension. A great deal since the rates were almost a point higher than they were at the time we got the contract.

The house, a recently updated and ready to move-in townhouse with 3 bedrooms, 1 full and 2 half bathrooms in Damascus. It has a finished basement with a fireplace, a fabulous deck and a great and open back yard.
